It has now been 18 months since the interior renovation was completed. Since it is an older apartment building over 20 years old, we couldn't just skip the renovation. As this was our first home, built entirely on borrowed money and essentially owned by the bank, there was an absolute limit to our interior budget that we couldn't exceed. So, our home was completed within that set budget. I am going to reveal the secret to our construction receipts, which were determined by literally holding back tears and cutting out things we wanted little by little! 1. Selecting a Reasonably Priced Contractor - Even if you request the same construction process, the quoting process varies wildly from company to company. If you look closely, you will often find that the material lines used differ, or that detailed processes within the construction are not included in the estimate. - Therefore, the first step is to review various quotes and determine your desired material lineup! - Next, I received second-round quotes from companies with whom I had communicated smoothly during the initial quote request process, by sharing the same material lines and detailed construction processes. - When receiving the second quotes, I organized and sent the requested photos for each specific construction step, as shown in photos 3 through 6. - After receiving quotes again, I finally selected three companies with reasonable prices. During detailed consultations, I chose the company that was the most reasonable, trustworthy, and communicated the best. 2. Adjusting the Quote Using the Elimination Method - Our maximum budget was 52 million won. - From now on, it is a process that requires gritted teeth. - During the final quote consultations with the companies, we began to organize the construction items and materials in earnest. - You know how your standards get higher and higher as you look at materials, right? Haha. - Ultimately, considering the condition and characteristics of our home, we ended up choosing flooring one grade higher than what we had originally planned. Since this caused us to exceed our budget, a ruthless perspective became necessary. - First, I started deciding which items from the quoted materials could be removed. I personally obtained the residents' consent forms and gave up on the bathtub and Hugent, which were my dreams. - Next, I decided on replacements using cheaper materials. A standard sink instead of a square one, 300x600 tiles instead of 600x600 tiles, and so on. - Since we cut corners so much, the contractor owner provided as many free services as possible, bringing the final estimate down to 50 million won!! - For the rest, I set aside a small budget to cover expenses arising during on-site demolition. 3. The final construction cost is 50.4 million won!! - As expected, unexpected additional work increased during the demolition process, and new electrical outlets were added as needed, which is how the construction cost was determined. - Aside from the items listed above, the construction cost covers almost exactly what is shown in the attached photos. This amount includes windows, demolition, carpentry, bathroom, kitchen, wallpapering, flooring, electrical work, and move-in cleaning. - I have written the detailed costs for each stage in my previous post, so I will leave a link in the comments! 4. There are additional costs! - I paid separately for services I handled myself, such as boiler installation, cooktop installation, and air conditioning piping. - Including those, I think our total interior renovation cost was around 52 million won. We stayed right on budget, and thanks to finding a great contractor, the construction was completed satisfactorily. I still have a few items I had to give up on lingering in my mind, haha.
