Bracing myself for low view counts, I’m sharing this story while making after-work food... “Why don’t you move into a jeonse lease instead of living in monthly rent? It’s such a waste of money!” This is one of the questions I hear most often from those around me. There is no single right answer, and my own thoughts could change at any time. However, I hope you will take this lightly as a reference, just to see that ‘this perspective’ exists, which I gained after living in a jeonse lease for four years and then moving to a monthly rent lease. 🙂 Having experienced it firsthand, I found that the opportunity cost and stress the jeonse system demands of tenants are greater than I had expected. 1️⃣ The opportunity cost of tying up my money and lending a large sum to others interest-free (For me as an office worker, it was much more advantageous to let that money work in my account instead of keeping it tied up, and to receive tax deductions on the monthly rent during the year-end tax settlement💰) 2️⃣ The complicated and exhausting process I have to go through because of the loan, from the moment I received it until I extended it (I get completely drained right from the start as I have to take half a day off to run around gathering documents and making it to the bank on time...) 3️⃣ The hellish difficulty of coordinating the timing of the four-way chain [New Tenant ➔ Landlord ➔ Me ➔ New Landlord] on moving day (If even one thing goes wrong, I feel like my blood is running cold next to the moving boxes...) 4️⃣ Even after enduring all this pain, there is the risk of sophisticated Jeonse scams that do not disappear. In the end, I decided to pay a monthly fee of 900,000 won to buy the liquidity to manage my money flexibly and a life free from the worry of Jeonse scams. What are your thoughts?
